The Preconstruction Manager leads preconstruction efforts on various projects in collaboration with the project team. This position is responsible for overall client satisfaction throughout the preconstruction process. Multi-family construction is preferred. 

Essential Responsibilities:

  • Lead the preconstruction phase of the project, in collaboration with the project management team, to ensure consistent expectations and alignment of resources, as assigned by the Director of Construction.
  • Work closely with clients to understand their project vision and requirements.
  • Develop preconstruction processes that fit project needs and ensure seamless transition to construction phase.
  • Lead the project team, including clients and designers, through the entitlement and permitting process, as required.
  • Establish and maintain positive and effective relationships and communication with clients, consultants, designers, trade partners, governmental agencies, and the community.
  • Attend planning and design coordination meetings.
  • Attend municipal meetings as required to assist with the entitlement and approval process.
  • Create and maintain preconstruction schedules and work with project team to develop master project schedules.
  • Collaborate with project team to develop front end documents.
  • Assist in the evaluation and constructability review of projects, including risk factors, with the project team.
  • Produce progress estimates at key milestones, evaluate material and systems costs, review document progress and coordination.
  • Solicit bids and budgets from trade partners throughout the preconstruction phase and assist the project team with the final bid solicitation as required.
  • Create and maintain a database and history of cost from previous projects that can be utilized by all on the project management team.
  • Attend pre-bid and post-bid meetings to ensure accuracy of contractor proposals.
  • Accountable for the maintenance of subcontractor bidding contact list within the project management software.
  • Build relationships with MBE, WBE and DBE industry partners to promote and foster equity and inclusion.
  • Develop and maintain a system of subcontractor feedback that fosters max bid coverage and strong working relationships.
  • Analyze plans, specifications, proposals, and other contract documents to determine the overall project scope and project requirements.
  • Continually analyze drawings and specifications for alternates and value engineering opportunities.
  • Perform final budget analysis of each project to verify gains and losses from the original to ensure that future estimates are adjusted accordingly.
  • Develop and maintain resource information on products, vendors, subcontractors, government requirements, etc.
  • Responsible for reviewing invoices and managing billing process throughout preconstruction.
  • Perform other duties as assigned.

Other Knowledge, Skills, & Abilities:

Proficient with Microsoft Office suite and internet research tools.

Proficient with Project Management software.

Working knowledge of project management principles and strategies.

Knowledge of construction principles, strategies, and the ability to identify critical path is needed.
